The Salt Air and the Sale Signs, PE36 6 Property Market — June 2026
I was wandering through Heacham earlier today, watching the sun bounce off the water, and I struck up a conversation with a lady who has lived here for thirty years. She asked me something I hear at least once a day: "Emma, is anyone actually buying right now?"
It’s a fair question! The answer is tucked away in a rather surprising number. Did you know that right now, there is a £51,037 gap between what people are dreaming of getting for their homes and what buyers are actually tapping into their banking apps to pay? It’s like putting a vintage vase on a car boot stall for fifty quid, but everyone walking past only has thirty five pounds in their pocket.
Whether you are looking at a cosy cottage in Sedgeford or a seaside retreat in Hunstanton, this gap is the big story of June 2026.
What are the price tags saying?
The average "sticker price" (what you see on the big property websites) in the PE36 6 postcode currently sits at £410,752. To put that in perspective, that's roughly what you’d expect to pay for a lovely three-bedroom family home in this neck of the woods.
However, compared to last month, these asking prices have dipped by about £4,623. It seems sellers are starting to realise that if they want to move, they might need to be a bit more realistic with their expectations.
Plenty of fish in the sea
If you’ve been thinking about moving, you are certainly spoilt for choice. There are 99 properties currently looking for new owners across the PE36 6 area. From the quiet lanes of Thornham to the busier streets of Hunstanton, there is plenty to look at.
In fact, we have what we call a "Buyer's Market." This is just a fancy way of saying there are more homes than there are people ready to buy them. If you’re a buyer, you’re the captain of the ship right now and you can take your time, look around, and haggle a bit more than usual.
The "Sold" Story
Here is where it gets interesting. While asking prices dropped this month, the prices people actually paid went up by £16,528 compared to May.
Over the last year, 34 homes found new owners, that’s about three moves every month across the whole postcode. The average price people actually shook hands on was £359,715.
Why is this lower than the asking price? Well, as I mentioned, there’s that £51,000 difference. It tells us that while sellers are reaching for the stars, buyers are keeping their feet firmly on the ground. To get a sale over the line in Holme-next-the-Sea or Heacham right now, you have to be prepared to meet in the middle.
The Long View: 7 Years of Change
Property is a long game, but the last seven years have been a bit of a rollercoaster for PE36 6. If you bought an average home here back in 2019, it would likely have cost around £444,104. Today, that same average home is worth about £84,389 less.
It sounds startling, doesn't it? But remember, property values go in waves. We’ve had a few years of very high prices following the pandemic, and what we are seeing now is the market catching its breath and settling back down to a more "normal" level.
What does this mean for you?
If you’re living in PE36 6 and thinking of selling, my best advice is to be the "best value" house on your street. Buyers are being very careful with their pennies, so a realistic price tag will get them through your front door much faster.
If you’re buying? Well, you’ve got the pick of the bunch! It’s a great time to find a "forever home" and negotiate a price that leaves you with some extra cash for new curtains and a celebratory dinner.
Until next month, enjoy the Norfolk sunshine!
